But she does when she's playing it in real time, putting it all together. Go to 5:40 of this lesson & you can see & hear her playing on the "and of 4". She explicitly explains that the strumming rhythm often starts on the "and of 4". Except for the first measure of each section which starts with a downstrum on 1.

That was me. Here's the verse done the same way. I also included a little diagram to show how the "ands" are part of the rhythmic pattern & start on upstrums. This means the very end of a phrase often sounds like it belongs to the beginning of the next phrase: "and-1-and" (mute on 2), and-3-and (mute on 4) and-".
Both the verse & chorus are exactly like this. Keep strumming even 1/8th notes. Mute on 2 & 4.
