Agreed. It's also paced to make it easier to make the chord changes less frustrating. When I was teaching someone and they wanted not only to know chords and stuff but a song to 'get', I did this one (way back when, I used to teach beginners...). Not everyone wanted to learn it but it is a good song to use because of the ease of chords and pace.
